20% management fee
Guest Lifecycle management: Dedicated vetting and communication from first contact to check-out.
Arrival curation: Fresh flowers, local breakfast provisions, and bespoke welcome platters.
Active support: Ensuring guests feel supported and at ease during their entire residence.
Reputation Management: Professional response to all guest reviews and ongoing listing optimisation.
Weekly Stewardship: Property site checks and operational visits.
Quality Control: Comprehensive pre-arrival inspections.
Team Management: Directing and scheduling housekeeping and gardening teams.
Seasonal Audits: Oversight of stock take & supply orders, maintenance and deep cleaning.
Administration: Payment processing for all contractors, trades, and property expenses.
Reporting: Monthly detailed financial statements reflecting all revenue and outgoings.
Professional Services
Specialised projects, creative curation, and asset growth initiatives billed outside of the management fee.
Design & Curation @ $80/hr
The Bower Bird’s Touch: Interior direction, creative sourcing, and procurement of unique pieces.
Property Alchemy: Furniture assembly, physical staging, and art direction.
Storytelling: Creation of bespoke digital house manuals and curated local area guides.
Experience Integration: Coordination of guest pantry, wellness packages, and local partnerships.
The Little Things @ $60/hr
Audits: Annual inventory stock-takes and asset health checks.
Project Oversight: Managing quotes and supervising repairs or renovations.
Dedicated Errands: Trips for non-routine equipment, furniture, or emergency replacements.
Emergency Response: After-hours physical site response ($100 call-out + hourly).
The Fine Print
The 30-Minute Boundary To ensure clarity, we distinguish between Management and Consulting based on the 30-Minute / Off-Site Rule. Tasks that are desk-based or can be resolved during our scheduled weekly site visits (under 30 mins) are included. Tasks requiring a dedicated trip to the property, shopping for assets, or any project requiring focused oversight over 30 minutes are billed at the professional hourly rate.
Reimbursements All third-party operational costs—including housekeeping fees, gardening, maintenance supplies, and guest consumables—are initially paid by us for efficiency. These expenses are consolidated and reimbursed monthly at cost by the Owner, as detailed in our financial statements.
