The Fine Print.
The 30-Minute Boundary
To ensure clarity, we distinguish between Management and Consulting based on the 30-Minute / Off-Site Rule. Tasks that are desk-based or can be resolved during our scheduled weekly site visits (under 30 mins) are included. Tasks requiring a dedicated trip to the property, shopping for assets, or any project requiring focused oversight over 30 minutes are billed at the professional hourly rate.
Reimbursements
All third-party operational costs—including housekeeping fees, gardening, maintenance supplies, and guest consumables—are initially paid by us for efficiency. These expenses are consolidated and reimbursed monthly at cost by the Owner, as detailed in our financial statements.
